Tenants must have:-
Proof of a ‘full time’ university placement
A pass on credit/CCJ and reference checks
Previous landlords reference if 2nd or 3rd year.

Guarantors must:-
Parental Only -(Mothers and Fathers) –
Have proof of earnings –If 1 guarantor only, they must earn over 28k – or, if one tenant needs 2 guarantors to meet the criteria, then both guarantors for the single tenant must earn over 24k each.
Have proof of homeownership
All guarantors must pass credit/CCJ/reference checks

If tenant has a guarantor, ( but not Parental ), then the non-parental guarantor will be accepted if 7 months rent in advance is provided.
If tenant has no valid guarantor at all, then 9 months rent in advance is required.


A holding deposit of one weeks' rent will be payable to secure the property. This will be deducted from the final balance payable upon contract signing, subject to a successful application. Cardiff Student Letting reserves the right to withhold this payment should the application procedure not be fulfilled.
